In my opinion, both properties would be a fantastic investment with so much upside potential! Property A also offers an assumable VA loan that could help save money in the long run, while Property B may take a little more money up front, but has potential for future gains that many investors look for!

If you’re interested in the off-market deal, it is a 3 bedroom, 2 bath home in central Destin, FL in a very desirable neighborhood. The home is about 2,000 square feet and built in 1999 with a new roof within the last 5 years. This is an interesting offering because there is an “as is” value, as well as the possibility to get under contract at a renovated value with the owner/builder doing renovations for you before you move in! This would allow you to chose the finishes and/or layout (if you get in soon enough). With this one, you could buy low and do the work yourself, or get a “like new” home, but get the opportunity to make it your own within 30-60 days vs. buying off the lot from a national builder. (There are many options with this one, so a phone call may be best based on your preference ;) )
